The term "Homeowners Insurance" can apply to many situations.
Take for instance:
- You may own a home as your primary residence.
- You may be a tenant in an apartment or house.
- You may own a house that you rent to tenants.
- You may own a secondary or seasonal home.
As an owner or tenant of a home, a customer needs to understand what the policy is providing as coverage, or else they could be in for an unpleasant surprise.
Home-owners' liability insurance protects a policyholder if a visitor is accidentally injured while on or while using the policyholder's property. The insurance company may pay damages even if the person claiming injury does not sue the policyholder. If policyholder is sued and found not responsible, the insurance company still pays all of the policyholder's legal expenses.
Home-owners' insurance provides protection against losses from damage to an owner's home and its contents. The contents and building may be insured separately. People who rent may buy insurance which covers only the policyholder's personal property. Home-owners' and tenants' policies are package policies, which means they provide both property and liability coverage for a variety of perils. Package policies are called multi peril insurance.
Home-owners' property insurance protects against losses from such perils as fire, tornadoes, vandalism, theft, explosion, riot or civil disturbance, and damage by motor vehicles, aircraft, and other vehicles. Home-owners' coverage may be purchased separately. Perils for which property insurance cannot be obtained include war and nuclear radiation.
